Your Trusted Mobile Notary Public in Miami, Florida
Miami notarizations rarely look like the textbook version. Half our signings run in Spanish, the document is often headed to Bogotá, Buenos Aires, or Madrid for an apostille, and the signer might be a seasonal resident closing on a Brickell or Sunny Isles condo from three time zones away. Notary On Demand keeps Florida-commissioned, bilingual notaries staged on both sides of the causeways (Downtown and the Gables on the mainland, Mount Sinai's side of the bay for the Beach), so a power of attorney for a property in Medellín, a condo closing packet for a Canadian snowbird, or a 2 a.m. hospital directive at Jackson Memorial all get handled by someone who has done that exact signing many times before. Text us in either language; we answer in yours.

What Miami Clients Say
Trusted by clients across Miami, Florida
"Needed a power of attorney notarized for my mother's property in Cuba, and she only speaks Spanish. The notary came to our home off Calle Ocho, explained everything to her en español, and prepared it perfectly for the apostille. Un servicio excelente."
"Closed a refinance on my Brickell condo on a Thursday night. The signing agent met me in my building's conference room at 8pm, ran the whole lender package cleanly, and FedExed it back first thing. Zero hassle."
"My grandfather needed a healthcare surrogate form notarized at Mount Sinai on Miami Beach. They handled the causeway traffic, were gentle and patient at his bedside, and had everything signed within the hour we called. Forever grateful."
Why Choose Our Mobile Notary in Miami?
Here's why Miami residents and businesses keep calling Notary On Demand when they need a mobile notary.
Signings in English y en Español
Miami-Dade does business in two languages, and so do we. Our bilingual notaries conduct the entire appointment in Spanish when that's what the signer is comfortable in, and we can arrange Haitian Creole support with notice. The notarial certificate stays in English, as Florida law expects; the explanation doesn't have to.
We Respect the Causeways
The bay changes everything about Miami dispatch. We stage notaries on the Beach side and the mainland side, so a South Beach signing doesn't wait on someone crawling across the MacArthur at 5:30, and a Doral office doesn't wait on the Palmetto.
Jackson Memorial to Mount Sinai Bedside Experience
Our Miami notaries work patient rooms at Jackson Memorial, UHealth Tower, Baptist, and Mount Sinai every week. We handle powers of attorney and healthcare surrogate designations calmly, and translate for the family when needed so nobody is left out of the conversation.
Condo Closings and International Paperwork
Pre-construction contracts, condo association estoppels, and POAs bound for apostille and use abroad are everyday work here. We know the execution details that make a document acceptable to the Miami-Dade recorder and to a civil-law notary overseas.
The $10 Statutory Fee, Quoted Straight
Florida caps the notarial act itself at $10 (Fla. Stat. §117.05). Your quote separates that capped fee from travel, so you see exactly what the drive from our nearest notary to your address costs before anyone starts the car.
Yes, We Can Even Marry You
Florida is one of the few states where a notary public can solemnize marriage (Fla. Stat. §117.045). Courthouse steps, a Key Biscayne beach at sunset, a hospital room: bring a valid Florida marriage license and we'll perform the ceremony.

Trust & Verification — Miami, FL
We back every claim on this page with proof. Here's how each one is verified for the Miami mobile notary team.
How our notaries are vetted
Before a notary takes a single signing for us, we verify each of the items below. We track renewals so coverage never lapses mid-assignment.
- 01
State commission verification
We confirm every notary holds an active commission with their state's commissioning authority before they take a single signing.
- 02
Background check provider & cadence
All notaries are screened by an accredited background check provider at onboarding and re-screened periodically per NNA-aligned standards.
- 03
$1M E&O insurance
Every notarization is backed by $1,000,000 in errors & omissions insurance, well above the typical $25K–$100K minimums most notaries carry.
- 04
Surety bond per state
Each notary carries the surety bond their state requires (amounts vary — for example California requires $15,000) so the public has a financial remedy if a notarial duty is breached.
- 05
NNA certification
All notaries are NNA Certified — they have passed the National Notary Association's certification exam and follow its Code of Professional Responsibility.
- 06
Ongoing training
Notaries in our network complete annual continuing-education refreshers covering statute updates, document categories (POA, deeds, loan signings, apostilles), and identity-fraud red flags so practice keeps pace with current law.
- 07
Renewal cadence
Commissions, bonds, E&O, and background checks are tracked on a calendar so renewals never lapse mid-assignment.

Each headline trust claim we make on the site is paired with a link you can use to verify it independently.

Notarial acts in Florida are governed by Fla. Stat. Ch. 117 (Florida Notary Public Statutes). Every Notary on Demand professional in Miami is commissioned and in good standing under these statutes.
Florida Notary Law — What Miami Signers Should Know
Every notarization on this page is performed under Fla. Stat. Ch. 117. Here's the short version of how Florida notary law affects your appointment.
Fees in Florida
Florida caps the notary fee at $10 per notarial act (Fla. Stat. §117.05), with two statutory exceptions worth knowing: an online notarization may run up to $25 (§117.275), and solemnizing a marriage (yes, Florida notaries can marry you) is capped at $30 (§117.045). A mobile notary's travel is a separate, agreed-upon fee, and we quote both parts upfront.
Acceptable ID
- Florida driver license or state ID card (current, or issued within the past 5 years)
- Out-of-state, U.S. territory, Canadian, or Mexican driver license or ID
- U.S. passport or passport card
- Foreign passport stamped by U.S. immigration
- U.S. military ID (any branch of the armed forces)
Witness Rules
If a signer has no qualifying ID, Florida law (Fla. Stat. §117.05(5)) allows identification by a sworn credible witness: one witness the notary personally knows, or two witnesses who don't know the notary but present their own valid ID. That comes up often in hospital and elder signings, and we bring the affidavit forms.
Remote Online Notarization (RON)
permittedFlorida has permitted Remote Online Notarization since January 1, 2020 (Fla. Stat. §117.201 et seq.), and Miami signers use it constantly for documents headed out of state or overseas. That said, many Miami-Dade recorded instruments, loan packages, and international documents bound for apostille still favor in-person ink; we'll tell you honestly which route fits.
Read our Florida online notary guideWhat a Florida Notary Cannot Do
- •Florida notaries cannot certify copies of vital records or public records — birth, death, and marriage certificates come from the Florida Department of Health or the Clerk's office.
- •A Florida notary cannot notarize for their own spouse, parent, or child, and is prohibited from giving legal advice or advertising as a 'notario público'.
- •We do not notarize blank or incomplete documents, or any signature made under duress.
Informational only — not legal advice. For your situation, consult a licensed Florida attorney.
Source for fee, ID, witness, RON, and exclusion rules: Florida Secretary of State / official statute (Fla. Stat. Ch. 117).
Where Your Document Goes After Notarization
For deeds and other real-property documents signed in Miami, notarization is step one — recording is step two. Here's where that happens.
Miami-Dade Clerk of the Court and Comptroller — Office of County Recorder
20 NW 1st Ave, Miami, FL 33128
Deeds, mortgages, satisfactions, and powers of attorney for Miami-Dade property record with the County Recorder division of the Clerk of the Court and Comptroller in downtown Miami, and most title companies e-record directly. Documentary stamp tax is collected at recording, so deeds need the consideration stated correctly; we flag that at the signing table.
